Condensing units
Compressors, condenser coils and fan motors, contactors and pressure controls on the outdoor or rooftop unit.
A walk-in holds more product than anything else you own. When it drifts out of temperature, the clock is running on all of it.
We repair walk-in coolers and walk-in freezers for restaurants, stores and markets within 60+ miles of Old Town, Florida, 24 hours a day with no after-hours fee on emergency jobs. Most walk-in failures trace to the condensing unit, the evaporator and its defrost system, or the door, and we check all three before recommending a repair.
Overview
A walk-in is a refrigeration system built around a room: a condensing unit, usually outside or on the roof, feeds an evaporator coil and fans inside the box. Coolers normally run in the mid-to-upper 30s, safely below the 41°F cold-holding limit, while freezers run around 0°F and need a defrost system to keep the coil clear of ice. In North Central Florida the outdoor condensing unit works hard through the summer heat, and every time the door opens, humid air rushes in. That is why so many walk-in problems start at the door and the defrost system rather than the compressor.
When To Call
What's Included
Compressors, condenser coils and fan motors, contactors and pressure controls on the outdoor or rooftop unit.
Evaporator fans, defrost heaters and controls, and heated drain lines that keep a freezer coil from turning into a block of ice.
Door gaskets, closers and hinges, heated door frames, and strip curtains that keep warm, humid air out of the box.
Our Process
On the phone: keep the door shut, move the most perishable items to a box that is holding, and note the current temperature.
Door seal, evaporator fans and coil condition are checked first, because they cause a large share of walk-in failures.
Refrigerant pressures, electrical components and condenser airflow on the outdoor or rooftop unit.
We confirm the box pulls down to temperature and, on freezers, that defrost cycles and drains the way it should.

Questions
Food held cold needs to stay at 41°F or below, so most walk-in coolers are set in the mid-to-upper 30s to give a margin. Walk-in freezers typically run around 0°F. If a cooler keeps drifting toward 41°F, call before it crosses it.
Almost always a defrost problem: a failed defrost heater, control or termination switch, or a frozen drain line that lets meltwater refreeze on the coil. A door seal letting humid air in makes it worse. The ice has to be cleared and the cause fixed, or it will come straight back.
Warm, humid air is getting in. The usual causes are a torn or flattened door gasket, a door closer that no longer pulls the door shut, or a failed heater in the door frame. In a Florida summer, even a small gap lets in a lot of moisture.
The insulated box itself usually lasts many years; most failures are in components that can be replaced: a compressor, fan motor, defrost part or door gasket. We give you the repair cost and an honest opinion on whether the refrigeration system is worth keeping before any work starts.
